Strip mall close to building

Developers have tentatively set a September ground breaking for Oak Park Plaza, a 13,000-square-foot strip mall across from the 18th Avenue Wal-Mart Supercenter.

The hope is to open the center late fall, according to Jeffrey Metz of R.E. Enterprises, L.L.C., though he emphasized that more details, such as financing, lease agreements and more, must be secured before construction begins.

“That’s conceptually what we’re shooting for, but there’s still a lot of moving pieces,” he said.

“We’re working on all those pieces, and we’re trying for Sept. 1, but if one of those pieces doesn’t fall in place, we’ll work until we get them in place,” he added.

The development is slated for four to six tenants, with the potential for an end-cap restaurant with outdoor patio seating.

Super Center Place, at 1906 Eighth St. N.W., has reached capacity, according to a Timberland Development spokesperson, who said only a Mexican restaurant and China Star Mongolian restaurant have yet to open doors.

The 20,140-square-foot mall opened in April for tenants, which total eight. They include StarNails, a Sprint store, Fantastic Sams hair salon, an Avon shop, Game Stop and Maurices.

Developers for a third strip mall, also located on Eighth Street, could not be reached. A-Plus Entities is leading the locally-based project, called Northview Shopping Center, which remains un-built.

The plans include 4,000-square-feet of space designed to hold up to four tenants.

All three companies said their decision to build resulted from Austin’s new Wal-Mart, which opened July 16. The 204,000-square-foot supercenter includes grocery, electronics and garden departments, as well as a pharmacy.

Developers say they hope to reap the benefits of increased retail traffic to the region. They are all located less than a block away from the big-box retailer.
